Detached homes here are largely mid-century through 1990s tract construction — bi-levels, split-levels, quad-levels and two-story colonials with simple roof planes and moderate pitch. Most are on their first or second covering, which puts a large share of the village's roofs at or past normal asphalt service life right now. Aged mat is brittle mat, and brittle mat bruises on impact instead of flexing.
Attached housing adds a different failure mode. Long continuous slopes catch wind uniformly, so when seal strips release you often get progressive lifting rather than one torn-off patch, and it can go unnoticed from the ground for months. Valleys shared between units concentrate water volume, so a small hail puncture in a valley does far more interior damage than the same puncture in an open field.
A Stacker analysis of NOAA data found Cook County averaged roughly 78 severe weather events per year between 2010 and 2020, including about 17.7 hail events annually. On a housing stock this uniform and this mature, repeated moderate exposure does the work that a single dramatic storm gets blamed for.
